Details

On the rugged slope of the clustered settlement of Mala Breza, which is located halfway between Laško and Šentjur, we have for sale a property with a total size of 5,914 m2, on which there are a small residential, weekend house (b. 1979) and an older, residential, stone house (b. 1800). The younger apartment building has 143.2 m2 net floor area (61.2 m2 living area). The ridge of the roof runs in the E-W direction, with a wonderful view from the balcony to the south. The older residential building has a net floor area of 265.7 m2 (93.2 m2 of living space), and the ridge of the roof runs in the NE-SW direction. The entire estate has a distinctly sunny position and is located at an altitude of 568 meters above sea level. According to the intended use, the land is defined as areas of scattered settlements (2,429 m2) and agricultural land (3,785 m2). A lot of fruit trees and bushes (plums, cherries, peaches, pears, apple trees, quince, currants, walnuts, raspberries, blackberries, hazelnuts) and small vines are planted on the adjoining land. Access is moderately difficult, and the road is regularly plowed in winter. It can be reached from two directions, namely from Laško (10 km away) or Šentjur (11 km away) and takes place on an asphalted, municipally categorized road. The location here is truly exceptional and can offer you many things that you cannot find elsewhere: quiet surroundings, considerable privacy, beautiful panoramic views, the possibility of cultivating the land for self-sufficiency, and it also offers many walking trails. All important institutions are located either in the municipal center of Laško or in the neighboring town of Šentjur. The branch school in Šentrupert is 2 km away. The bus stop is 1 km away. We recommend the purchase of this property to anyone who wants to live in the countryside, is looking for a small property for permanent or occasional stay in a quiet location with friendly neighbors and just enough land for self-sufficient cultivation.

The newer weekend house has the following rooms: Ground floor (total 77.2 m2) includes: hall (3.7 m2), kitchen with dining room (14.4 m2), toilet (1.2 m2), boiler room (6.1 m2), an external staircase (4 m2) and a covered outdoor terrace on two sides (47.8 m2). The ceiling height is 2.3 meters. On the 1st floor (66 m2 in total) there are: wind shelter (1.5 m2), external storage room (3.5 m2), hall (4.7 m2), bathroom (5.4 m2), bedroom (8, 4 m2), a living room (18.1 m2) with access to a 10.9 m2 balcony, and a covered terrace on the east side of 13.5 m2. The ceiling height is 2.26 meters.
