On Delavska Street in Celje, we have available for rent a storage space with a total gross size of 600 m2 (552.6 m2 of usable area) in a ground-floor business building. Access is via an asphalted road and is also possible for larger trucks.
The new automatic liftgate provides access for all goods vehicles for the delivery and removal of goods, and parking for cars is provided in front of the building. The corresponding proportional share of the land in front of the building is 260 m2.
The building was built in 1966 and has a concrete construction. The ceiling height is 3.6 - 3.8 meters. Partition walls in the office area are made of knauf (possibility of rearrangement). The interior of the warehouse was completely renovated in 2022. The space is thus ready for immediate use. It also contains two offices and renovated toilets (M/W). The windows were also replaced (double-glazed, PVC, thermopane). New epoxy floors were made and electrical wiring was replaced. There is an internet connection in the office premises. The building uses public electricity, water supply and is connected to the sewer system. The heating of the two offices, the hallway and the toilet rooms will be arranged with an appropriate air conditioning system (landlord's expense), alternatively, it is possible to arrange the heating with city gas.
The building has adequate protection from the security service.
Lessor's condition for concluding a deal:
- Payment of monthly rent of 4,000 euros;
- Minimum rental period of 5 years with the possibility of extension;
- The rental agreement is concluded in a notarial document with split payment;
- The deposit amounts to: 1 x rent;
- The lessee undertakes to pay part of the agreed commission in a one-time amount of 2,000 euros + 22% VAT;
- The rent does not include current monthly costs that the tenant takes over (electricity, water-sewerage, internet, telephony, building land and the possible cost of building insurance).
